TEO · Expandable · relocatable · modular

Grows with you.
Room by room.

The modular house that grows with you — add or remove rooms, module by module. Built from standardised 6 × 3 m timber modules, TEO starts as a 36 m² home and expands — or contracts — as life changes.

From €50,600 indicative · ex-VAT · EXW (factory) · landed total in the configurator

At a glance

One module at a time, a whole house.

Every TEO is a multiple of the same 6 × 3 m module, finished at the factory and craned onto a simple foundation. Begin with two modules and add more later — the system is designed to grow without starting over. See where it's built →

The name is the count: a TEO 3 is three modules (54 m²), a TEO 4 four (72 m²). * Indicative — TEO publishes no official price list, so these follow a ≈€1,265/m² guide and are confirmed in your quote. TEO 2 to TEO 5 are the most popular homes — but the system doesn't stop there.

A TEO modular house on a granite sea shore, framed by pines

This is a TEO module — a standardised modular system unit. The construction method is protected by a patent.

No upper limit

Five modules is just the start.

One to five modules cover most homes — but the system itself is open-ended. The same patented 6 × 3 m module joins and stacks into far bigger things:

  • TEO 10 A restaurant A full dining room and working kitchen — ten modules, built and delivered as the TEO Restaurant.
  • TEO 19 A kindergarten A whole class under one roof — the kindergarten uses nineteen of the same 6 × 3 m modules a starter cabin begins with. The biggest TEO yet.
  • TEO 4–15 Homes that keep growing Two-storey TEO 4s, row-house strings and family homes past 100 m² — the catalogue keeps going.

Plus TEO 6 family homes, two-floor builds, offices, hotels and summer houses — the catalogue runs well past 100 m².

Picturing something bigger?

Whatever you have in mind — a restaurant, a kindergarten, a 19-module building or a one-off home — let's talk it through. Our PrefabEU team takes larger and bespoke TEO projects from there.

Let's talk about it →

No surprises

What's in the build — and what's added at the quote.

Included & standard

  • Glulam timber frame with high wall, floor and ceiling insulation
  • Triple-glazed PVC windows (wood or wood-aluminium to order)
  • Bathroom installed and ready to connect and use
  • Factory-fitted basics — bathroom floor heating, electric radiators, ventilation valves
  • Flat, low-angle bitumen roof with a rainwater system
  • CE-certified light facade — timber cladding or Prodema tiles

Added at the quote (landed)

  • Transport to your plot — priced by destination
  • Foundation — simple post or steel-pile, priced by site
  • On-site installation (about a one-day lift) and connections
  • Basement, if required
  • Utility connections (water, power, drainage)
  • Itemised option prices — quoted on request (TEO publishes none)

The TEO price is quoted as turnkey but excludes transport, foundation, installation, basement and connections; itemised option prices are quoted on request. The configurator estimates the landed adders so your total is honest before you commit.

Why TEO

A house that adapts — and can move with you.

  • Grows and shrinks A patented module system you can expand or reduce room by room — start with a cabin, grow to a villa, or take rooms away again.
  • Relocatable Built to be taken apart, transported by module, reassembled and refreshed on a new plot.
  • Up in about a day Modules arrive finished; the on-site lift is typically a single day, with 1–7 days of finishing after.
  • Four-season, built year-round Triple-glazed windows and deep insulation in walls, floors and ceiling — assembled in any season.
  • A simple foundation All foundation types suit it; the fastest and cheapest are post or steel-pile — no deep groundworks.
  • Estonian timber, patented system Glulam timber frame and a standardised, patent-protected method developed with Tartu University.

Good to know

The questions everyone asks — expand what you care about.

What is a TEO made of?

Wood. The frames are Estonian timber; facades are timber planks or Prodema plywood tiles, interiors timber and plywood. Floors can be wooden boards, parquet, carpet — or any covering you choose.

Is it a warm house?

Yes. Triple-glazed windows and mineral-wool insulation in the walls, floors and ceilings — 240 mm at U ≈ 0.18 on the published TEO L spec. With the recommended heating, ventilation and solar setup the design reaches energy label A; or spec it lighter for a summer house. Your call.

What foundation does it need?

Usually just screw piles — “giant screws” driven into the ground, with the timber base frame mounted on top. It preserves the plot's natural look, and all other foundation types work too. We arrange it in Estonia, or recommend a builder who knows the system.

How long does it take?

Up to two–three months depending on size, and the system builds in any season. Modules arrive finished; the on-site lift is typically a single day.

Can it move with you?

Yes — that's the point. Disassembly takes two–three days; transport and reassembly on a new plot about a week. Rooms can be added, removed or repositioned — walls, windows and doors included.

Heating and services?

All heating systems can be installed, geothermal included. The module system joins electrics, ventilation, water and low-current runs between TEOs, and the bathroom arrives installed, ready to connect.
