Going small — why compact homes stopped being a compromise
Building a house is expensive, and most people only do it once. Choosing a prefabricated timber home helps, but on its own it often is not enough. With build costs climbing and lending tighter, the response that reliably still works is to go smaller — and a small house turns out to be far more than a cheaper one.
How small is small?
We are asked for compact homes constantly, and the tight end of what people actually build has come a long way down. A family of four can be accommodated properly in well under 100 m² when the plan is designed for it rather than shrunk from something larger.
That sounds cramped until you compare it with the realistic alternative, which for most buyers is an apartment of similar size that they do not own outright and cannot change.
Small bills
This is the part people underestimate. Heating and cooling scale with the envelope you have to condition, so a smaller, well-built house costs less to run every month for as long as you own it — and running cost, unlike purchase price, never stops.
It also makes the good version affordable. Specifying a better envelope on 70 m² costs a fraction of what the same specification costs on 200 m², which is how a compact home ends up with better construction than a larger one on the same budget.
Faster to build
A small prefabricated home is quicker through design, quicker in production and quicker to erect. Where the architecture allows it, the house can arrive as finished modules — complete with interior finishes — which saves more time again and is often the more cost-effective route.
That matters most when you are replacing something. Demolishing an old house and putting an efficient new one in its place is a much shorter disruption when the replacement is compact and factory-built.
